Under the supervision of the Township Superintendent, the Planning and Zoning Director administers and enforces the Township’s Zoning Ordinance, which has been adopted to achieve the overall land use and development objectives set forth in the Township’s Master Plan, as adopted in 2002. The Planning and Zoning Director works with the Township’s Planning Commission to draft and propose amendments to the Zoning Ordinance as needed to ensure that the Ordinance properly addresses current local land use issues http://www.municode.com/resources/gateway.aspx?productId=15758 

The Planning and Zoning Director works with property owners and developers to explain applicable zoning regulations and review procedures so that properties are used and improved consistency with the provisions of the Zoning Ordinance. The Planning and Zoning Director directly reviews and issues Land Use Permits for various improvements to property throughout the Township. The Planning and Zoning Director also helps process Rezoning, Special Land Use and Site Plan applications that require review and action by the Township’s Planning Commission, as well as Variance and other Appeal applications that require review and action by the Township’s Zoning Board of Appeals. 

Most improvements to the property in the Township require prior approval under the Zoning Ordinance. This includes the construction of new structures, building additions, decks, garages, sheds, fences, and signs. Certain other activities, such as the re-occupancy of an existing non-residential property by a new tenant, the provision of home daycare services, and conducting a home business, require review and approval in accordance with the Zoning Ordinance. Please contact the Planning and Zoning Director prior to undertaking any new improvement or activity on your property to determine what review and approval may be necessary to do so.

For your convenience, the Township offers two ways to pay any development and zoning permits/application fees.  You can come to Township Hall located at 110 S. State St., Oscoda MI 48750 and see the zoning director, or  fees can be paid by debit card, credit card, or e-check online by clicking (here).  You will be directed to our vendor portal for allpaid.

Conceptual Review Meeting  

In some cases where a commercial, industrial or multi-family project is being considered, it is beneficial for both the developer and township to meet for a Conceptual Review Meeting. The purpose of the CRM is for the community to fully understand the project and how it will impact existing infrastructure, the need for expanded infrastructure, traffic control and other impacts. The benefit to the developer is to best understand the site plan approval process and understand the township infrastructure relating to the project. The Zoning and Planning Director may be contacted to schedule a meeting.  A copy of the agenda template can be found (here). 

Oscoda Township Incentives

The Township of Oscoda offers two local incentive programs to assist entities interested in making capital investments in the community. They include the Industrial Tax Abatement Policy and the Commercial Tax Abatement Policy, quick links to the programs follow below. Depending on the nature and scope of the project, these programs may be used in conjunction with programs from the Michigan Economic Development Corporation. Additionally, there are three revolving loan funds available to support local  businesses and prospective entities. These are administered by regular agencies outside of the Township. Please contact the Township Zoning Director or Economic Improvement Director For more information about these programs.
